International schools: a quiet driving force behind Marbella’s real estate market

For many international families, starting a new life in Marbella begins with one important question: where will the children go to school? What often starts as a search for quality education turns out, in practice, to be one of the key factors determining where people live and how the real estate market develops.

Marbella is more than just a vacation destination

When people think of Marbella, they usually think of sun, golf, and quality of life. But behind the scenes, another factor plays a significant role in the region’s development: international schools.

A Strong and Diverse Educational Landscape

There are approximately fifteen international schools in and around Marbella, which together form a strong and diverse educational landscape for international families. Well-known names include Aloha College, Swans International School, Laude San Pedro International College, and Atalaya International School. They attract families from all over Europe, Scandinavia, the United Kingdom, the Middle East, and increasingly from North America as well.

For many international families, moving to Marbella therefore begins with one question: where will the children go to school? Once that decision is made, the search for a home in the area usually follows naturally.

What is the “school run economy”?

In the real estate world, people sometimes refer to the “school run economy.” Today, proximity to a good international school is one of the most important factors determining where families want to live.

Neighborhoods like Nueva Andalucía and the Golden Mile have demonstrated this for years. Here, schools, sports clubs, shops, healthcare, and restaurants together form a complete ecosystem where daily life takes place within a short distance.

This aligns with what is often called the “15-minute lifestyle” today: a place where school, sports, work, and daily amenities are easily accessible. For active families, this is often more important than a spectacular but remote location.

Marbella as a year-round destination

This dynamic also fits into the broader evolution of what is sometimes called Marbella 2.0. The city is increasingly developing into a place where people not only vacation, but also live, work, and do business.

Initiatives focused on technology, wellness, health, and remote work are attracting an international community that stays here for a significant portion of the year. As a result, Marbella is increasingly becoming a year-round destination.

"International schools may not always get the attention that beaches or golf courses do when people talk about Marbella.

But they are one of the cornerstones of the region’s international appeal and, consequently, of a stable and healthy real estate market."

Of interest to investors

This also creates interesting opportunities for investors. Many international families come to Marbella for one or more school years, for example because a parent is working in Europe temporarily or because they want to give their children an international school experience. This ensures stable demand for three- or four-bedroom homes near international schools, often for longer rental periods.

A foundation that rarely takes center stage

International schools may not always get the attention that beaches or golf courses do when people talk about Marbella. But they are one of the cornerstones of the region’s international appeal and, consequently, of a stable and healthy real estate market.
