New construction vs. resale in Marbella: What’s the difference?
Anyone looking for a home in Marbella today will quickly encounter two distinct options: an existing home or a new-build project. At first glance, the difference seems simple. In practice, however, it involves much more than just price or style. It is a choice about how you want to live, when you want to enjoy life, and how you view your investment in the long term.

Purchase costs: what are you really paying?
One of the first questions that comes to mind concerns the costs involved in purchasing a property. These vary depending on the type of property.
For an existing home in Andalusia, you currently pay approximately 7% transfer tax (ITP). For new construction, you pay 10% VAT (IVA), plus approximately 1 to 1.5% stamp duty (AJD). On top of that are costs that apply to both options: a lawyer (±1% + VAT) and notary and registration fees (±1 to 1.5%).
Resale: total additional costs ±10 to 12%
New construction: total additional costs ±12 to 14%
Resale appears cheaper at the time of purchase. But the numbers don’t tell the whole story.

With resale properties, there’s often work to be done, ranging from minor adjustments to a thorough renovation. For many buyers, this is precisely the opportunity to create something to their own taste—a home with its own atmosphere and character. But it requires time, budget, and follow-through.
